scam in converting from leasehold to freehold
I do not know if we have any concept of leasehold and then conversion to freehold , anywhere in the world . What a money making concept floated. Govt first allot a flat(residential/commercial ) or a plot (industrial ,commercial,residential, group housing ) on a perpetual lease. And then announces a scheme for converting this into freehold by paying a premium of 8 to 10 percent of the market value.
Conversion is optional but banking financing is easier on a freehold property. Even sometimes it is mandated to get it freehold to sell a property by the local law, or else pay hefty share of the profit( Unearned Increase).
I do not understand why properties are disposed to public as leasehold in the first place. Is it to make him run around the pillars , to get it freehold. Thankfully DDA has understood this , but there are huge number of properties leased out in the past , where owner can not afford to pay 10 percent of the prevailing market price or just hate the idea of going around the DDA offices. Same is the story with LDO, MCD,DSIIDC, and NDMC. Why can not all the owners pay the premium as per a well laid out rates, and the property is automatically declared in freehold. The leasing authority should not bother about mentioning the depositor or owner of the premises. It will be boon for the city like Delhi, end of broker raj and most rampant corruption in one stroke. It is like anyone can pay any other persons mobile bill. And if you pay my mobile bill , u can not become the owner or claim right over my phone instrument. Similarly every leasehold owner be asked to pay online or at a designed bank ,the money calculated on basis of a well publicised circular one time . And believe me , it will bring biggest freedom to all Delhietes from rampant corruption. AND THE EXCHEQUER A HUGE BOUNTY.
CAN ANY ONE OF US EFFECTIVELY REPLY TO SH. BABUBHAI BHANUSHALI HARD FACT VERSION OF THE ACTUAL PROBLEM ? FIRST- MCD/NDMC/DDA MAKE MONEY BY ALLOWING THEM TO COMPLETE THE CONSTRUCTION AND THEY AGAIN MAKE MONEY BY JOINING HANDS WITH THE BUILDERS BUT AT THE COST AND RISK OF ACTUAL BUYERS.

I think MCD / NDMC head should be penalised for this. Then only he will tighten his department.

Govt agencies wkeup after illigal constructions, sold buy builder, than thay give notice to ocupier, he goes to court, court order to demolish, but never ask about implimentation of order, thay never ask for responcibility of authorities who ignore the illigal construction during constructing time, it seems that all are have link .

I do not know if we can solve the problem of land, with present set of laws / norms etc. Land is fixed, but population is increasing - how PM can give every one a house on his own name repeat on own - own - own name. I thing India is required to thing some thing different. And if we succeed - we can show the world - yes problems can be solved - we did it.
