PNBHFL- Not Releasing the Property doc

Hello All,

I have availed a Home Loan A/C Number 6660002949 for the Loan Amount : Rs.2549831/- & Top -up Loan Account Number 6700002951 for the Loan Amount Rs.5900000/-.
As per the Pre-closure Statement issued on 7-Mar-2015, I have pre-closed the above said loans on 17-April-2015 thru below mentioned DDs and received the Fore Closure receipt for the same.
DD Number : ICICI 598577 DD Amount Rs.2361019/- (Loan Account Number 6660002949)
DD Number : ICICI 598578 DD Amount Rs.2500000/- (Loan Account Number 6700002951)
DD Number : ICICI 598579 DD Amount Rs.3121819/- (Loan Account Number 6700002951

Post realization of DDs on 20-April-2015, I have been following with PNBHFL for release of property documents, they asked me to pay around Rs.250000/- I responded back stating this can't be acceptable and it huge this can't bearable by me due to my financial condition and paying huge EMI.
Later I received a Loan Recall/Demand Notice from PNBHFL dated on 17-Oct-2015, demanding Rs.5730.22/-, due to personal issues I could not able to visit the Branch. On 07-Dec-2015 I went to the branch and met Ms.Indumathy and queried on my outstanding amount and she told that it is Rs.5865.00/- and informed the original documents will be handed over after 15 working days, I have paid the amount vide ICICI Cheque number 678345 and the same has been realized on 09-Dec-2015 and got the message from PNBHFL as well. On the same day I requested for the account statement for my both loan accounts and I received the same via mail. Later I reviewed the statement and found that they had charged the interest till 30-April-2015 instead from 11-April-2015 to 17-April-2015.

For the home loan they charged the interest Rs.20706/- (till 30-April-2015 for 20 days) where as it should be around Rs.4844/- (for 7 Days).
For the Top-Up loan they charged the interest Rs.53128/- (till 30-April-2015 for 20 days) where as it should be around Rs.12432/- (for 7 Days).

They also charged Cheque bounce charges for the EMI they presented on 05-May-2015 after the loan amount has been re-paid, which another fault not acceptable.

When I enquired on the above excess interest charges and cheque bounce charges, the PNBHFL representative Indumathy told today (11-Dec-2015) that I have to pay the pre-closure charges for Home loan around Rs.49000/- and for Top-Up loan around Rs.118000/-. Then only they can release the documents and NOC, this is unethical and unacceptable to any common man.

It is been more than 8 months since I closed the loan, kindly advice me what step should I take to resolve and get my documents released.

Regards
S.Prasad Babu more

Please request for a joint discussion with the Manager/ Branch In charge in the presence of their controlling office/ authority / customer grievances officer. Please discuss patiently and in depth as to why they demand further payments. If you are satisfied, please pay the amount agreed by you and get the documents released. If you are not acceptable then take up the matter legally. more
I agree to Purushottam Lodha but issue of Legal Notice would be more effective causing bank manager convulsions more
