Corruption in Property Transfer - Issues Faced
There is no occupation certificate for many buildings and flats in MUMBAI which is called financial capital of INDIA. The builder community of MUMBAI CITY and SUBURBS is very not serious about occupancy certificate and other legal formalities like conveyance.
The state Government and Municiple authorities as well as Mumbai Housing and area development authority also do not take any action against any one all are corrupt it is rampant in all departments.
Your organisation should undertake a study to ascertain the time taken for obtaining approval at each stage of the construction of building and corruption /corrupt practices involved. please conduct a survey sting operation etc.
I have written several complaints to the Chief Minister and Prime Minister of India through their portal but there is no positive response from anywhere. Non one bothers for the day to day issues faced by common honest citizens all are either busy in making tall claims about some virtual achievements or protecting the cows or some agitation on RAM TEMPLE
Really a pathetic situation where value of human life is big ZERO those who pay TAXES honestly get rough and rude treatment and always crushed and booted

This is good point and need serious analysis too. The survey must be conducted to all corrupt practices and try to make most of the systems online, so that developer can apply online and get response online, which is transparent and visible to all. Most is accountability of things by public servants, which must come, but alas its going down and down with the support of politicians, and we public must rise to demand it more and more JAGO BHARAT JAGO

Many, if not most, of the civil litigations are related to land disputes. Of late land use disputes related to environment are also on the rise. A close analysis may show that that ignorance or wrong interpretation of land records is at the heart of most civil cases. Uncertainty about of land records or its manipulation is not infrequent and it becomes easy in “absentee landlordism”. Sufferers include the aged and those land owners who are working outside the state, like the army, central government agencies or in private institutions. Resurvey has created more confusions than solving land related problems; to that extent the courts are increasingly refusing to take cognizance of the re-survey records as many of them are not correctly linked with old survey records (call it correlation?). Despite the possibilities of satellite imaging and modern computer assisted measurement technology (like the use of total station; recently drones based survey was considered after floods in Kerala) disputes still haunt many. Stream lining revenue records by linking BTR’s with the date and place of transactions like lease, acquiring, mortgage, partition or sale (LAMPS in short) may increase clarity. Deeds and transactions (LAMPS) can be registered with any sub-registrar’s office. But if recording it simultaneously with village office or survey records through ICT (information communication technology) it will make defrauding difficult and detection easy. Linking lease, acquiring, mortgage, partition or sale (LAMPS in short) with the original document or attaching a history sheet to every document and non-encumbrance certificates issued can make detection easy. This will make the land related certification more transparent and valid. A data base wherefrom every land deal or modification of ownership (like partition/ sale/ purchase etc.) can be traced must form part of BTR in village office/ office of director of survey/ sub-registrar’s office. History sheet accessible from more than one place (ie. in village office, central/ district survey office/ sub-registrars’ office etc.) would reduce possibility of manipulation. This would also reduce the difference between geographical area and the reporting area. [We have already seen that India has only around 300 Million hectares (MH) reporting area; but geographical area is more than 329 MH]

Nearly 63,000 cases were pending with Supreme Court of India (63,851 as on 30th June, 2012). Out of these 51, 978 cases were civil and 11, 873 were of criminal cases. On an average 8,000 cases are disposed and equal number admitted each year. The number of cases pending in the High Courts were 42,17,903 as on 30.9.2010. At present, nearly 19,000 judges, including 18,000 in trial courts, are dealing with a pendency of 3 crore (30 Million) cases, resulting in a civil case lasting for nearly 15 years. At times there is an increasing tendency to use litigation to delay justice or circumvent law. Politicization is increasing as an instrument of choice for criminals to delay punishment. Litigations do affect the mental status of both litigants and defendants. The financial burden of litigation can change one’s priority from health to legality. Mediation and legal counseling had been discussed to reduce litigations. The man hours lost in litigations does not appear to have been studied nor its impact on the physical & mental health of the victim?

Courrption Courrption courrption it is inborn in the community which dominated Countries Parliament so much so that if a person in Bania community is not courrpt the other banias will doubt his DNA .So it's simple as it is if the Bania netas and their infinite followers from Kashmir to kanyakumari do away with courrption then none will dare to be courrpt in India .When I say Bania it includes Bania community of every state ,cast and Creed .Banias never pay income tax and divide their wealth and income in infinite make belive names and a common daily labour in a Bania household working for years together doesnot know that he own carore of wealth and property but has a make belive income tax file in his or her name and each and every MP in Parliament is aware of it and today after seventy five years of indipendence best way to avoid paying tax is just become a party member ,MLA,MP,councillor or just be active in politics with respected status of CHAMCHA to any damn political leader.
